This site exists so you can browse listings and reach Chuck. We collect the minimum needed to do that well. Here is the plain-English version of what happens with your information.
Advertising settings
We use Meta to measure advertising results, including public page visits, photo browsing and successfully delivered inquiries. For delivered inquiries, we may share hashed email or phone numbers with Meta for matching. Hashing does not make this information anonymous.
Checking your advertising preference…
Your preference is saved for 180 days on this website in this browser. You can still browse listings and send inquiries while opted out. Opting out stops future measurement; it does not automatically delete information already sent. These settings apply to advertising measurement, separately from site usage analytics.
What we collect
Contact details you submit through forms on this site — your name, email address, phone number, and anything you write in a message field (for example, when requesting a home evaluation, asking about a listing, or signing up for listing alerts).
Basic usage analytics — pages visited, approximate location (city level), device and browser type, and how you arrived at the site. We use this to understand which pages are useful and to improve the site.
How we use it
To respond to your inquiry. Form submissions are delivered to Chuck and his team by email and stored in our customer relationship system so we can follow up with you about your real estate needs.
To send you listing updates if you asked for them. Every email includes an unsubscribe option.
When advertising measurement is enabled and you have not opted out, we share limited advertising event information with Meta to measure and improve our ads. Meta processes this information under its own terms and privacy policy.
Cookies and analytics
We use PostHog to measure site usage. It may set cookies or use local storage to distinguish visits.
We also use the Meta Pixel on public pages to measure visits, listing views, photo browsing, contact interest and successfully delivered inquiries. The Pixel receives browser metadata and may set advertising cookies: _fbc identifies a Meta ad click, and _fbp identifies a browser. Advertising cookies are not required to browse listings or submit an inquiry. Our code disables automatic event detection and automatic contact matching.
Server advertising measurement
After an eligible inquiry or listing-update signup is successfully delivered, our server may send a Lead or CompleteRegistration event to Meta. This includes SHA-256 hashed email and/or phone, the event time and ID, a public page URL without query parameters, the browser user agent, and validated advertising identifiers when available. Hashing supports matching and does not make contact information anonymous.
We do not send inquiry messages, budget, financing, timeline or buyer-profile criteria as advertising event data. Browser blocking alone does not stop server measurement; an advertising opt-out or a supported browser privacy signal stops both browser and server measurement.
Your advertising choices
Advertising measurement is enabled by default when the site enables the feature. Use the Advertising settings below to opt out or enable it. We honor Global Privacy Control and Do Not Track signals, which override an enable preference.
A saved opt-out lasts 180 days on the current website in this browser. Opting out stops future advertising measurement and clears recognized advertising cookies where possible. Previously sent information is not recalled automatically. You can continue to browse, submit forms and receive service while opted out.
Social media connections
This site's back office can connect to Chuck's own Facebook Page through Meta's official login. That connection accesses only Chuck's business Page — it is used to manage and publish content to that Page, and it does not collect any information about site visitors' Facebook accounts.
Where your data lives
The site is hosted on Vercel. Form submissions and site data are stored with our infrastructure providers (including Supabase and our CRM). Advertising information is processed by Meta under its own policies. Data is transmitted over encrypted connections.
Data retention and deletion
We keep your contact information for as long as it is useful for serving you as a client or prospect.
You can request a copy of the personal information we hold about you, or ask us to delete it, at any time. Email chuckg@chucktownhomes.com with the subject "Data request" and we will action it within 30 days. This also applies to any data associated with a social-media connection — request deletion at the same address.
