The questions most buyers ask first.
- I'm relocating from Maryland or Virginia. What's actually different here?
- Most things are easier than you expect. The big practical differences: closings are handled by an attorney, not a title company; property taxes are lower but vehicle taxes can surprise you; and the market timing is different — Charleston has a long shoulder season buyers from up north don't always anticipate.
- How long should I expect a sale to take?
- From listing to closing, eight to twelve weeks is typical for a well-priced home in the current market. Pricing is the lever — overpriced homes sit, and the longer they sit the more value the market assumes is missing.
- Do I need an attorney to buy or sell in South Carolina?
- Yes. South Carolina is an attorney-state for closings — they handle the title search, paperwork, and disbursement. You don't need a separate title company. I have closing attorneys I trust and can recommend.
- What schools should I look at in Mount Pleasant?
- Depends on the buyer and the budget. Mt Pleasant has strong public schools and a couple of well-regarded independents. Tell me your kids' ages and what matters to you, and I'll narrow the conversation.
- Do you only handle high-end homes?
- No. I work across the price band — first-time buyers in Berkeley County, second homes on Kiawah, established families upgrading inside Mt Pleasant. The way I work doesn't change with the price.
- What does it cost to work with a buyer's agent?
- After the 2024 NAR settlement, buyer-side compensation is something we discuss upfront and write into a representation agreement. In most transactions in our market, sellers still offer compensation to the buyer's side — but the structure is now explicit rather than assumed. Happy to walk through how it actually works.
- Can you help with investment properties or rentals?
- Yes — particularly in Goose Creek, Summerville, and parts of North Charleston where the rental math still works. I can refer you to property managers I trust.
